Finding a Sponsoring Broker in Texas: What TREC Requires, and Who Sponsors New Agents
Updated October 16, 2026 from Texas Real Estate Commission records.
New Texas agents who find a sponsoring broker typically do it fast — a median of 12 days after the license issues, from TREC's own records — but 19% of agents licensed two to twelve months ago still have no sponsor. Until a broker sponsors you, TREC's license is inactive and you cannot practise.

What TREC requires
- After you meet every other requirement, TREC issues an inactive license. You must be sponsored by a broker to move to active status and practise.
- You or your sponsoring broker submit the sponsorship request through the REALM Portal.
- TREC treats the sponsorship as effective once it appears correctly in the REALM Portal, even before the public License Holder Search catches up — which can take a few hours. From then you can update your Information About Brokerage Services notice, list the broker in contracts, and advertise under them.
- TREC's fee schedule lists no sponsorship fee, and there is no TREC queue for this step. It depends entirely on finding a broker who will take you.

How long it takes new agents to get sponsored
For sales agents first licensed in the last twelve months who are now active, the gap between the license being issued and their current sponsorship starting:
| Share of now-active new agents | Sponsored within |
|---|---|
| Fastest quarter | 3 days |
| Median | 12 days |
| Three quarters | 43 days |
| Nine in ten | 116 days |
10,654 agents; 41% were sponsored within a week of licensing. Two biases, in opposite directions: an agent who has since changed brokers shows the start of the later sponsorship, which pushes these figures up; and agents who have not found a sponsor at all are not in this table — they are the 19% below — which pushes them down.
Show the numbers as a table
| Days after licensing | Share sponsored |
|---|---|
| Within 0 days | 4% |
| Within 7 days | 41% |
| Within 14 days | 54% |
| Within 30 days | 69% |
| Within 60 days | 80% |
| Within 90 days | 86% |
| Within 120 days | 91% |
| Within 180 days | 96% |
The fast end is the useful lesson. TREC lets you or the broker submit the sponsorship request through the REALM Portal and treats it as effective as soon as it appears there, so an agent who has already agreed terms with a broker can be active within days of the license issuing.
Not everyone finds one
Of 11,234 sales agents first licensed two to twelve months ago, 2,089 (19%) are still inactive today — licensed, but with no sponsor on record, and so unable to practise. Including the newest licenses, 22% of the last twelve months' 13,812 are inactive, but that figure is inflated by people licensed only days ago. The record cannot say why: some are still looking, some chose to hold the license inactive, and some were sponsored and have since left. What it does show is that sponsorship is a real step with a real failure rate, not a formality.

Active sales agents first licensed in the last twelve months, by current sponsoring broker company, from TREC's records, October 16, 2026. Big brokerage or small?
Texas's 140,207 active sales agents work under 13,651 different sponsors. Most sponsors are small, but most agents are not at small sponsors: 52% work for a sponsor with more than 100 agents.
| Sponsor size (active agents) | Sponsors | Agents | Share of agents |
|---|---|---|---|
| 1 agent | 5,735 | 5,735 | 4.1% |
| 2 to 10 | 6,342 | 24,590 | 17.5% |
| 11 to 100 | 1,386 | 36,550 | 26.1% |
| 101 to 1,000 | 176 | 46,528 | 33.2% |
| Over 1,000 | 12 | 26,770 | 19.1% |
17,530 of these agents are sponsored by brokers licensed as individuals rather than companies. We count them, but do not name them.

What to ask before you sign
None of this is in any public dataset, so ask every brokerage directly, and get the answers in writing: the commission split and whether it changes with production; monthly, desk, technology and per-transaction fees; whether association membership is required, and who pays for it; what training and supervision a new agent actually gets; and how leads are distributed. Compare total annual cost at the number of deals you realistically expect in your first year, not the headline split.
How this is measured, and its limits, is on the methodology page. This site has no commercial relationship with any brokerage.
